Arbour Trace is a Neighborhood with Roots....
Conveniently Located 1.5 miles from Highway I85, Arbour Trace Subdivision is a Mandatory Homeowners Community that is nestled in between Falcon Creek and Richland Subdivisions. We are part of Unincorporated Gwinnett County and feature Walnut Grove Elementary, Creekland Middle School and Collins Hill Highschool for residents living within our Community. The first house in Arbour Trace had ground broken in 1983 and building continued until 1986. The community was built by three different contractors, which is why we have a nice mix of architectural styles within the community. We are lucky to have many of the Flagship residents still living here, who originally bought their home during 1983-86 time frame. This is a quiet, family oriented community with neighbors that are friendly and welcoming. Arbour Trace is comprised of two main roads running through it - Arbour Way and Arbour Run. We also have 6ea side roads with nice cul-de-sacs. Our community features two entrances in and out of the subdivision, a community playground area and a community pool that is open from Memorial Day to Labor Day each year. Arbour Trace does have a Mandatory Neighborhood Association called - Arbour Trace Homeowners Association, Inc. Currently, the yearly fee is 100.00 a year, per household, for Residents that live within the community and a membership drive is held from April thru May of each year. Membership dues are used to maintain the front Landscaped floral areas and the Playground area that is located on the Arbour Run side of the subdivision. It also helps maintain the mini pet waste stations around the community - we currently feature three of them and are hoping to add more in the future. The Current Arbour Trace Homeowners Association (or ATHA for short) is managed by Members - Christina Mahaffey and Claudia Espinoza. Claudia speaks Fluent Spanish for those in our community who are not fluent in English. The Pool is a seasonal feature of our community and the membership Cost is $250 dollars a year for the season for Familys, in addition to the $100 Association Fee. There are different levels of Memberships available and they are detailed on our website under the ATHA and Pool Tab of our Site. We feature a Uniquely Shaped pool with a large deck and it offers a nice quiet pool atmosphere for families in the neighborhood to enjoy. The Pool is Managed by the ATHA with Claudia Espinoza being the Main Point of Contact. Non-Resident Property Owners - Landlords/Investors are required to support the Association to keep the community looking nice, which only benefits them when renting their units in the Subdivision. Currently about 20% of the 200 homes in the Neighborhood are owned by Investors. The ATHA Fee for Non-Resident Property Owners is $350.00 per year. In our Community - our Waste/Recycling Service Day is Tuesdays - regardless of a holiday, it is always Tuesday. If you have any items that will not fit in your trash or recycling bin, you MUST call Advanced Disposal and schedule the pick up of the Item. It is a free service, they will not charge you, but if you do not call and schedule it, they will not pick up your larger item and it will sit at the road side until pickup has been scheduled. Advanced Disposal can be reached at 678-684-1493. All pick ups must be schedule 24 hours in advanced or earlier. During the Year we try to have Neighborhood events, encouraging the community to come out, to meet each other and to spend some time at the playground with their children. We enjoy doing things for the children in our community and hope to see you at our next event. We also hold Bi-Yearly Meetings of the Association in Spring and in Fall and encourage all of our Neighbors to join us at the bi-yearly meetings.
